Montegra sources many of its loans through loan brokers. We have worked with them for over 36 years and have the reputation of doing what we say. We always issue a written term sheet to the prospective borrower and include in it exactly what loan brokerage fee you will receive. You are our most important resource and we value what you do and will protect your fee.

Here are some things to consider when choosing a hard money lender to work with:

When we commit to do a loan for your borrower – we do it in written form. Montegra will not come to the closing table and change the terms. Never have, and never will.

Montegra uses the “fair market” appraised value for a property, not the “quick sale” value like many other hard money lenders. The value of a property that can be realized in one year (our standard) is different from a quick sale ( 90 to 120 day) value – their standard. It can lower the appraised value by as much as 25% to 35%. Get your clients the funds they need and don’t fall for the “quick sale value” scam.

We commit to close all of our loans in less than 30 days from the signing of a commitment letter and in as little as two weeks if your client needs immediate action. Other hard money lenders offer “two day closings”. Do you really believe that? Montegra commits in writing and does what it says.
