Foreign nationals are increasingly interested in making real estate investment purchases in Colorado. Investors from China, Australia, the UK and other countries are motivated to invest some of their capital in U.S. real estate as a hedge against currency devaluation or other types of capital risk in their home countries.

However, if a foreign national investor wishes to borrow money to use towards purchasing commercial or investment-residential properties, it is difficult if not impossible for them to find bank or other institutional lenders to make them mortgage loans. Traditional lenders require tax returns, verification of bank account balances, verification that their borrower has a green card to live and work in the U.S., information on the current employment of the investor and many other types of information that are difficult for the foreign national investor to provide. Banks and traditional real estate lenders also have complex sets of rules that are extremely problematic for the foreign national real estate investor to comply with.

Montegra Capital uses private capital to fund loans to foreign investors that are interested in Colorado properties. Montegra has a simple program that makes it easy for any foreign national real estate investor to buy commercial or investment- purpose residential properties without any red tape or burdensome requirements.

Montegra is willing to lend up to 60% of the property’s purchase price. Our only requirement is that title to the property must be taken in the name of a Colorado LLC. We do not require tax returns, proof of bank balances, or evidence of a green card or U.S. citizenship. The only documents that Montegra will need to see are: (1) a copy of the purchase contract and (2) the organization documents for the Colorado single asset LLC that will own the property. Montegra can provide referrals to attorneys that are able to assist foreign national buyers in creating the LLC to own the property. Montegra can also provide referrals to experienced Realtors to assist a buyer to find a property for purchase that will fit their requirements.

Montegra funds first mortgage property acquisition loans from $250,000 to $5,000,000. We close loans in less than 30 days from receiving the loan request. We will require an appraisal of the property being purchased from an appraisal firm that we select. The foreign national buyer will need to pay the balance between Montegra’s first mortgage loan and the purchase price using their own cash.
