Although Montegra does not fund "consumer" loans on owner occupied residential properties, we do fund many loans secured by single family residences or residential building lots.

We are happy to work with spec home builders who need to pay off their construction loan but would like more time to sell the property and realize its true fair market value.

On a number of occasions investors have approached us to fund acquisition loans on single family residences which are being bought at below market value and which will be offered quickly for re-sale at a profit. Unlike traditional lenders, Montegra has no prohibitions against funding loans on properties that are listed for sale.

We do not have any "red tape" type of requirements that the improved part of the purchase be a a certain percentage of the total purchase price. We recently funded a loan on a single family residence which contributed nothing to the value of the property because the lot value was so high. This was not a problem for Montegra because of our flexible approach in funding a loan to fit your needs.
