Non-Profit Organization Loans

Montegra can and does fund loans to non-profit organizations who wish to acquire or re-finance their real estate. We normally will not require the trustees of the non-profit board to personally guarantee the loan - a very big advantage to the trustees.

Like a non-recourse loan, we generally fund loans to non-profits at slightly lower loan to value ratios and with slightly higher interest rates and loan fees. However, we can move quickly and flexibly to get the job done for these organizations.

In recent years we have funded loans to a non-profit school and to a church on property it owned that had been given the church. The church had thoughts of relocating to this property at some future time and did not want to sell it, but did want to utilize some of the cash that it could realize from a loan against the property.

If the non-profit organization does not have sufficient cash flow to make the monthly loan payments, we can create an interest reserve from the loan proceeds (still staying within our loan to value ratio requirements) to fund part or all of the monthly payments.
